Before we finalize a kitchen or bathroom renovation, we review what your building requires. Our project managers are experienced with co-op boards, condo boards, property management requirements and NYC DOB compliance.

Ask your managing agent for:

  • The alteration agreement and current renovation rules.
  • The contractor insurance, license and registration checklist.
  • Required drawings, scope descriptions and application forms.
  • Rules for work hours, deliveries, elevator use and common-area protection.
  • Requirements for plumbing shutdowns, wet-area work, noise and debris removal.
  • Applicable review fees, deposits, approval steps and completion documents.

Your building may request different or additional documents. We use its actual requirements to plan your project.

Review first.

We read the alteration agreement and building rules at the start, identifying likely hurdles before they affect your design, schedule or installation. That gives us time to plan a workable path with management.

Coordinate the submission.

Your project manager organizes the scope and contractor documentation around the building’s checklist, with drawings and licensed-professional involvement where required.

Confirm before construction.

Building-specific acceptance, insurance requirements and any required permits are confirmed before affected work begins. A building’s approval does not replace required City permits.

We perform renovation work with our own in-house team and do not subcontract it out. Your project manager remains connected to the team doing the work, coordinates with management and keeps the agreed plan in view.

We bring that same mindset to the work on site: careful planning, fewer oversights and close attention to the finished details.
